Q: Does Clark Properties accept Section
8 vouchers?
A: Yes. We accept Section 8 vouchers offered through
the U.S. Department of Housing and Urban Development (HUD).
Q: What is the amount of your security
deposit?
A: Our security deposit varies by property, but is most typically the
equivalent of one month’s rent. The security deposit is due when the
lease is signed.
Q: What is the process for becoming
a tenant?
A: First, we strongly suggest you use this site to determine which property
is aligned with your needs as far as location, number of rooms, etc.
Then you’ll need to complete the Rental Application
Form. After we receive your application, and assuming you meet our
core requirements, we’ll move to the next phase where we reserve the
right to perform a credit check, proof of income verification and a
reference check. If all of those requirements are met, we’ll then meet
to sign the lease and turn over the keys. At lease signing, you’ll be
required to provide the first month’s rent, as well as any/all deposits
required, including security and pet. We encourage you to review in
advance the Lease Agreement
and Rules
and Regulations early in the process. Essentially, if you are unwilling
or unable to meet the terms in those documents, we won’t have a match.
Q: Do you allow pets?
A: It depends on the type of pet and the home being considered. In all
instances, Clark Properties must approve the pet
prior to the tenant assuming possession of the property. For pets to
be considered, the prospective tenant must complete
the Pet Application/Agreement
and provide a pet deposit above and beyond the security deposit. The
pet deposit varies depending on the type, size and number of pets being
considered. Note that we do reserve the right to limit the number of
pets depending on the size of the home.
Q: Does Clark Properties offer short-term
lease agreements?
A: No. Our minimum lease term is one year.
Q: Do we need to put the utilities
in our name? How do we do it?
A: Yes, you will need to ensure the utilities are in your name upon
possession of the property. Ultimately, you and you alone are responsible
for all utility charges, including gas, electric, water and cable/satellite.
The Renters Resources section of
our website provides contact information for utility companies in the
Peoria area. Note that most utility providers will require you to fill
out an application and sometimes provide a deposit.
Q: Do we need to mow our own lawn
and shovel snow?
A: Yes, if you rent a home from Clark Properties, you will be responsible
for ALL yard maintenance and snow removal. If you rent an apartment,
Clark Properties will take care of these maintenance activities.
Q: Do you require renters insurance?
A: No, but we highly recommend it. Our insurance will not cover your
personal property, i.e., clothes, furniture, small appliances.
Q: Does Clark Properties offer any
vacation rentals?
A: Yes, we have two vacation rental opportunities: A one-bedroom condo
in Osage Beach, Missouri, and a three-bedroom cabin in Park Rapids,
